Your Warranty Explained

All Wiggett Homes come complete with either an NHBC or LABC 10-year structural warranty. During the first 2-years you should contact Wiggett Homes in the first instance to log any issues covered by your warranty. There are certain things, such as damaged items, that you must let us know about as soon as you take ownership of the property to comply with the terms of your warranty.

These include:

  • Kitchen units and appliances
  • Sanitary ware
  • Decoration and tiling
  • Doors, windows, and other glazing
  • Floor coverings (where provided)

We do not accept independent snagging reports.

It is your responsibility to register all appliances as soon as you take ownership of the property. The warranty is between the homeowner and manufacturer. Wiggett Homes is unable to process a claim on your behalf.

There are a number of items and systems in your new home that need a regular service to ensure that they are working properly. It is your responsibility to ensure compliance, together with general household maintenance, including but not limited to:

  • Sealing normal shrinkage cracks caused by drying out (where they are no wider that 2mm, or 4 mm on stairways)
  • Nail pops which can be dealt with during normal decoration
  • Maintain and repair grout or mastic seals to prevent leaks in your kitchen and bathroom
  • Avoid any careless or wilful damage
  • Clear gutters
  • Maintain external paintwork with products in line with the manufacturer's guidance
  • Oil garage doors and all door hinges
  • Maintain lawns and landscaping
  • Clear shower traps of hair and other debris

Please read your policy documents for full details, your warranty does not protect you against every event or circumstance including:

  • Damage caused by lack of maintenance, wilful damage or wear and tear
  • Damage caused by the weather or seasonal changes
  • Issues with standing water more than three metres from your home
  • Normal shrinkage
  • Any alterations to your property after you bought it
  • Gates and fences
